A cosigner is a substitute for three things: history, income cushion, and lender comfort. You can replace all three yourself: a down payment replaces the cushion, a smaller loan replaces the comfort, and a modest credit file replaces enough history. When a cosigner really is the answer
The honest exceptions
No income you can document, a very recent major derogatory like a repo or bankruptcy discharge inside a year, or a loan amount that's simply too large for your file. In those cases a cosigner works, with a warning both sides should hear: their credit takes every late payment as if it were their own, and they can't remove themselves later. If you go this route, structure the loan so it's refinanced into your name alone within a year or two.
